Even the best maintained roofs may eventually require restoration to renew the waterproofing integrity of their membranes and recondition their details. The lives of poorly maintained roofs can also be successfully restored at times, to prolong their service life until funding becomes available for total replacement. Since restorations are not considered re-roofing, they don't count towards the maximum listed in most building codes. Restorations are a form of proactive maintenance for functioning roofs, and should not be substituted for replacement when deterioration is extensive.
